What is a Cancelled or an Expired Listing?

May 11, 20261 min read

A cancelled or expired listing happens when a home listed for sale does not successfully sell during the agreed listing period. In Gilbert realestate, Mesa realestate, Queen Creek realestate, Chandler realestate, and across the Phoenix metro realestate market, this can happen for several reasons including overpricing, poor marketing, limited buyer exposure, condition issues, or shifting market conditions.

An expired listing means the listing agreement reached its end date without the home selling, and the contract between the seller and agent simply ends. A cancelled listing happens when the seller and agent agree to terminate the listing before the expiration date. In both situations, the home is no longer actively listed on the MLS.

For sellers, an expired or cancelled listing can feel frustrating, but it also creates an opportunity to reset the strategy. Often, homes that failed to sell the first time succeed after improving pricing, staging, photography, marketing, or negotiation strategy.

Realtor Michael Kent works with homeowners throughout Gilbert, Mesa, Queen Creek, Chandler, and the Phoenix metro area to analyze why a listing did not sell and create a customized plan to relaunch the property successfully. A fresh approach, strong online exposure, and accurate market positioning can make a major difference in getting a home sold quickly and for top dollar.
